We understand and deeply appreciate that owners love their properties, and sometimes concerns arise when first introduced to this model of property management. Here are answers to some of the most common concerns and questions.
On the contrary, usually guests just want a nice place to sleep and rest, but they spend most of their time outside of the property for tourism. Additionally, the best performing properties have a yearly occupancy of about 70%, which means properties are vacant 30% of the year. Additionally, our team of cleaners and handymen immediately address any issues once they arise, as opposed to long-term tenants, who stay for years, and you have no idea what’s happening inside the property until your lease ends. We remove surprises out of the equation.
We provide a 7-figure liability insurance plus a $1 million coverage provided by Airbnb. That is something no long-term tenant can provide. So in all cases your property is protected and covered.
We pay rent in full and on time, no matter what is happening in our business. You will never need to worry about late rent with us. Our market analysis is thorough and reliable and allows us to anticipate seasonality in the area to adjust our cash flow accordingly.
We install smart locks with timed codes, so each guest, cleaner and maintenance person has their unique passcode. No physical keys will be handed to anyone except our designated representative in town.
We take great care in choosing our guests. We will not rent out the property for a one-nighter, especially, to someone from town. This usually indicates someone is out there to have a party in the property. We have an eye for these kinds of requests and immediately reject them. We also install security cameras on the outside and noise detectors on the inside, so we’re immediately aware of any mismatch between bookings and the actual number of individuals inside the property. We immediately take action in case of detection of any dubious activity.
That is something that we can discuss. If you are comfortable with small pets we can specify this. If not, then this is totally up to you. However, keep in mind that allowing pets widens the clientele base seeking to book the property. Moreover, service dogs must be allowed in all cases.
